The original Irvington Ice & Coal Company buildings stood prominently along the railroad, adorned with decorative masonry banding, warehouse-style steel windows, logo murals painted on the walls and stables to house the many horses used for ice and coal deliveries in the area. By utilizing the existing building’s features as they remain today, re-creating important historic details, and introducing modern construction solutions, this project looks to mesh the past with the present to create a building that will last long into the future. Many of the building’s present conditions were applied as solutions to maintenance issues such as moisture intrusion [roof overbuilds], while others are the result of inexpensive solutions to create more space [North & South Additions]. Removing most of the artificial built-on spaces will create new space for additional needs, such as parking, outdoor patio space and a modern green roof. The water tower will be re-built to match its original profile while the existing glass block windows will remain for privacy. Phase 1 includes restoring the exterior masonry and roofs
on the Ice House Main Building and renovating portions of the building's
interior, including the main liviing space and all work to the west end
of the building. Completing the work in Phase 1 will be beneficial to
the owner by reducing the initial financial capital required, as well
as giving the owner an occupiable living space while the other phases
are completed. Phase 3 consists of renovating the Ice House Stables building.
This phase includes exterior masonry restoration, exterior bearing wall
and facade replacement, roof replacement, interior demolition, all interior
finishes for the east apartment space and interior finishes as required
for the garage and workshop spaces. Phase 4 consists of renovating the Commercial Annex and south portion of the site. This phase includes gutting the annex buildng for future tenant build-out and site work to create an accessible parking area.
