Winter 2005 - Spring 2006 | Steel Framing
The new steel framing (below) had to be designed
in such a way such that the new steel frame would not interfere with
the existing building footings.
 
Because the owner wanted the new steel framing to fill in
the entire floor level on both floors (below), the basement level
columns were held away from the walls by approximately four feet, and
the first floor beam framing cantilevered over to be only inches from
the wall. This allowed us to minimize the impact of the columns on the
first and second floors.

An exterior second floor balcony will hover over the outdoor
patio on the first floor and provide fine diners a view very similar to
the one below.
